Building an archival media storage room

So, as the title says, I got a client who wants to build an archival media storage room. What should be taken into consideration (HVAC, humidity, fireproofing, etc.)? Any one build something like this and have any suggestions?

huge money to do it right.

Your talking lead lined rooms with
temperature controled, CO2 fire systems
huge money that's not worth it unles you have serios money.

Just hire an archiving service
that has these special facilities.

If your real paranoid hire two archiving services for redundency
When I was an IT manager I had one built. It cost 100k
plus cool mil for EMC RAID arrays

I figured it would be pricey but the client has deep pockets and needs easy access to the archives so a service is out. I was thinking maybe modifying an industrial fireproof insulated enclosure? What is the effect of a lack of circulation if temp and humidity are constant on DVDs, Tape or other media? I know the price will be relative to the amount of space needed: were looking at a 10' x 10' space for audio/video media, pretty standard DVDs, CDs, DATs, miniDVDs, Super8, et al.
